things can be different just a block away.  have you contacted a local pm company to see what they're take on it is?  the should be more familiar with the area than you would be, and would know local rents.  (it could be rented for over market, and the previous landlord just lucked out)

I stumbled across Mashvisor today, and it seems like it would have some pretty cool tools. For example, it breaks down traditional rent vs airbnb rent, their corresponding cash on cash (cashflow, cap rate, etc.), occupancy rate, estimated utilities, insurance, property taxes, cleaning fees for airbnb, home inspection cost when you first go to buy, and more.  Has anyone used it?  what was your experience like?

@Joe Prillaman what all did u do your apt complex?

@Chris Martin nicely done. Yep that was my methodology when I first moved here but it has changed based on supply.

It probably doesn't make sense to build many small multi when sfh in downtown Raleigh are selling for 400/500k+. Ain't no way are duplex etc gonna get anywhere close to 1% or a "decent" cash flow when you buy just the lot for 150k. And new construction is way over $100/sqft
