Have had both opinions...same as MLS...same as anywhere no?

Ask scenario questions...

a) if sub is running late and it impacts another trade how do you handle?

b) if sub refuses to follow scope and does what he wants what do you do?

c) if sub is late but wants to get paid anyway how do you respond?

d) how do you ensure the scope is accurate in terms of sub's expectations on meeting same?

I guess people can draw whatever inferences they want.

Re sweat...if contractor hard cost to finish would be materials. If investor agreed....but question is what is best audience fir quick sale..no realtor..title company only.

A fellow investor recommended I list a flip that is unfinished. I am considering a sweat equity "credit" off list price when purchased. With purchase price and "value of sweat" being set up front. Anyone done this, including listing sweat equity opportunity on BP as compared to other sites such as Zillow? 

Another investor recommended I list a property, which is an incomplete flip, here on BP. Property has a great location with previous garage removed and living area replacing it. Has anyone had success in doing same on this site?
