@Macias Jonathan I'm not familiar with the VA Renovation loan, but how does another type of loan cause more houses to be on the market?

@Alan Velazquez call your realtor explain what you want and let them deal with the communication for you. Sorry to hear you aren't experiencing good communication and a smooth process.

If that doesn't work I would make sure the seller knows you have an inspector coming over and give them some notice beforehand.

@Tony Pastore if you haven't purchased one with a 2nd home loan for a vacation home that could be an option if you get your DTI in check. You would just need to personally use the property.

Secondly if you could find a property with an owner carry for a period that could work or a lease option, but in a hot market with low rates, these could be difficult to pull off and hard money might be easier.

@Alyssa Davis like @DJ Dawson said if you are looking at doing a SMF with low down you will have to do FHA otherwise it would just come down to cost to me and I would say conventional will work out best for you.

And if you go the SMF route you will most likely run into sellers not wanting FHA loans so back at conventional.

@Sam Alkattan If you need to close quickly for the deal and it gets you started. I would do it. However, like others have said if you can finance some it will help leverage it out. Say you finance 50K you still have solid cash flow and now 250 left for another deal if you like how this one works out.

I think go for it. If you are holding long-term good chance condos will bounce back into being popular again.

@Doug Smith, you might be leaving a little on the table, but in all major markets, there is a shortage of housing so demand is really high. If you are in the 90% I would move on and keep investing. Chances are all it did was make your numbers better than they were last year.

@Alex Buffone, I would recommend renting the property as a whole. Renting per room will make more per month but creates more of a headache. You will lose some money in the turnover, but you will have the tenants moved in under your terms.

I bought a rental like that and the previous company rented per room, and it caused more calls for me than my other units combined.  However, that is just my experience.
