@Noel Hailey there is a lot to unpack there

But first what part of Idaho are you in? And there are loan officers that can do lending with out w-2 income. Wholesaling is good way to make income bit can be hard to get into. Hoise hacking is a awesome way to start building a portfolio.

@Neal Ichinohe I'd start with finding the city you want to live in. But if you are wanting out of Denver for the prices bit still like the Denver field check out Boise.

Investment Info:

Single-family residence buy & hold investment.

Purchase price: $63,000
Cash invested: $70,000

This was a long term buy and hold looking for both cashflow and appreciation. As of currently value is over $125K

How did you add value to the deal?

Exterior and interior updating. Siding, windows etc...

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Self brokered through a FSBO.

I've always gone with you can advertise but don't show an available day until you will have it ready to rent and available this will give you a feel for demand and allow you to tweak your add as you see fit. And if it all falls through just contact those and tell them the unit won't be available for rent when expected.

But I am no lawyer.
