@Mark A. As long as the non mortgage debt is one time debt and not just pushing the problem down the road I think it is a good idea. Just don't be financing bad habits and trying to earn your way out of spending. If that isn't the case I think pulling money out and buying solid investments is a great idea, and a quick way to clear up some debt and consolidate.

@Ilya Z. there is a chance that a Realtor could steer their clients away if the commission is lower, but they shouldn't. However just cause they shouldn't doesn't mean it wont happen. That is why it is key to find out is your discount broker offering a competitive compensation, or are they keeping their share and discounting the buyers agents commission. 

In a sellers market it has less of an impact, but just get the details and see what they are doing and for what rate and talk to a full service one and that should give you enough information to make your decision.

@Ilya Z. Depending on your area redfin and zillow can be 2-3 days old when they first pop up. Some markets that doesn't matter. But if houses are going quickly that can put you out real quick.

And for buying a house it all depends, what's your experience, how are you submitting offers, who are you sending offers to. A lot will boil down to your market and the houses you are dealing with. I'd definitely find an agent near you and have a chat.

See what the seller wants. You can't make the seller take less than they want. If it is a sellers market like most of the country It probably won't go for 95% of ask (308k) , however I don't know you market. Since you are new to investing I would definitely recommend using a realtor at least on your first deal or two. It will be well worth it down the road.

@Paul Marco you can lead a horse to the water, but you can't make it drink. There may be no demand for rentals. You will have higher vacancy rates

What services are they leaving out for the discount? If they aren't getting good pictures you won't have the foot traffic you would with better pictures. If they are pushing the house and marketing it could have less foot traffic. Also if the agent isn't as experienced you could run into issues. But advantages you get it listed and don't spend as much on commission. 

I would just be real clear on expectations and services for the discount.

what are you selling for 19k? And cash buyers are in almost every investment group check out a local meet up or put it on FB page. 19k is not a lot so I think you will have more finding who has a use for the property.

@Rosy Zide try looking for mortgage brokers near you. They might be more willing to help you out as that is all they do. I know it is hard during covid, but if you can sit down with a loan officer at a local credit union that will get you much further along than a call.
