@Daryl Arias I would team up with an investor that has experience in flipping houses if this is your first. In my opinion it's better to split profits with someone that brings experience, than to potentially risk doing something that might cause you to not be able to make money at all, or even worse lose money.

@Salvador Garcia Congrats on taking the first step to getting started in real estate. It's great to get the knowledge to start investing. The recommendation I make to you is actually use that knowledge and start investing. There are more times than not that someone takes classes about investing and they don't do anything. @Craig Bellot We have been investing heavily into the Columbus, OH market for multi-families. I have been able to buy duplexes and some 4 plexes with cap rates over 20%. I would caution to get a good property manager. The first management company we went with was horrible and we had to switch. Let me know if this market is of interest.

Hey @Craig Bellot I can see the appeal of investing there. I think if you get the right people around you there you may experience some success. I worked for a group a few years ago that invested heavily in Detroit. Unfortunately all it takes is getting the wrong people involved and you could end up having houses in terrible areas. I would also caution you on the vacancy rate there as it is higher than many major cities around the country. What type of investment are you looking for?
