I'm looking for investors who are interested in a brand new development of container homes in Fulton, NY. We are looking to place about 20 3 bedroom/2 units about 1,000 sq ft on city property that would have all utilities. People are moving into the city with the new Micron moving to Liverpool (20 minutes away). Business is booming in the area with technology jobs being offered. I spoke to the mayor, he wants to give the developer the land that consists of almost 5 acres that the city owns.

Its been a little over a year. How is everything going on the tiny home d?evelopment
I am starting a project with the land owner for a tiny home park in Warren, NY. I found tiny homes that would be perfect at $45,000 off the grid studio units, delivered and placed on property. Investors can resell the units or use them as Airbnb’s. The property is 251 acres with a driveway already placed on the property. We were using 18 acres of the property for tiny homes. We are also considering glamping as well. Warren is about 15 miles east of Utica and 1 hour West of Albany. Its an ideal place for snowmobiling, skiing, snowshoeing in the winter. It’s only 10 minutes from Herkimer Diamond mines as well. It’s close to the thruway for easy access. It’s also has two hand dug ponds and offers a historical background. The property was once Theadore Rooselvelt’s vacation home. Airbnb’s are going for $125 a weekday and $250 a weekend day. We would be charging $500 for each unit per month to take care of the unit and cleaning it out for each stay. We so far have a builder interested in placing one unit on the property for extra income and marketing purposes. Is there any investors who would be interested in placing a tiny home here?

how many tiny homes total? What is the ROI. Population is pretty small in Herkimer.
We are trying to bring people from NYC who goes in the area frequently. These are the people we are trying to market. VRBOs start about $125 a day and more on weekends. We are going to do all the marketing for our investors. There is a lot of things in the area that people could do. We would also like to market the college students as well during their time on campus.

I wanted to learn more about Tiny Home Communities and Resort types of any in New York State. I am interested in creating plans to buy a lot of land and creating a small community of 5 to 10 tiny houses. Do any BPrs have any knowledge, links, or networks I can look up.
I love the idea of the tiny house resort in the catskills region and that is the general idea I was going with the hybrid of actual residents onsite as well.
Please provide some insights if any!!
I don’t know if you started this tiny home community in New York, but I have an associate who already has the land and vision as you have. Would you be interested in learning more?

With the passed year forcing ppl to live below their normal means, do you think building a tiny home community would be a profitable real estate investment.
Did you ever make a tiny home community?

The idea would be to have it within 10-15 mins from a major college that is already short on housing. It would be aimed toward college students needing a nice place to live. Enough room to eat, sleep, shower, and study with actual privacy instead of a noisy dorm room or apartment complex
