Hanna J,  Unfortunately I had a very similar experience to what you've described with Mike Fisher.  His company completely fell apart when his key resources left last year.  I moved to GC Realty & Development and have been very happy with them.  Mark Ainley and his team are great to work with and have really turned things around for me.  Best of luck to you!

Hi,  Can anyone refer me to a good bookkeeper knowledgeable with using Quickbooks for real estate in the north west suburbs of Chicago.  I don't mind doing it myself but I'd really like to have someone I could go to with questions.  Someone who could just verify that I've started off down the right path.  I'm located near Palatine, IL.  I'm also looking for an accountant who can help me with tax planning and preparation.

Agreed.  I called my PM to simply take care of it, but they informed me that work orders submitted by the tenant are automatically sent to me as a courtesy.  The PM company had already taken care of it by informing the tenant of a specific line in the rental agreement which states that the tenant is responsible for any broken glass unless it was broken by an act of god.

Thank you for your replies.  This is the first incident of this type I had been thru.

Thanks for the response.   That's what I was I was thinking as well.  One issue I have is this property is a few states away and I use a management company to oversee it.  I've actually never met the tenant or been at the property.

Hi,  This is my first post on BP.  One of my tenants at a single family rental I have just sent a request to my property management company stating that when she got home from work the front storm door glass was broken.  She said that after speaking to neighbors that some boys were playing baseball in the street and the ball accidentally broke the window.  She is asking me to replace the storm door.  

I haven't had a maintenance request like this before.  Is this something I those of you on the forum would pay for or would you tell her to find the boys parents and work it out with them?

Any experience would be appreciated.
