Great job getting over the analysis paralysis and being ready to make a move. Buying my first rental was the action step I needed that has pushed me forward, deeper into the RE investing world. 

Houston and its suburbs are a great market. All of my properties are in central Houston with one up in Spring. I highly suggest looking into duplexes in areas like Sunnyside, Acres Homes, Independence Heights, and East River. With two rents coming in from a property that costs not much more than a single family would be, it really helps the numbers.

Similar to what was said above, It really depends on your goals for RE investing and your risk tolerance. 

As an example, I'm personally looking for long term appreciation to generate wealth in the future, because I make money for my day to day expenses with my current job. So for me, I leverage using about 70-75% debt. I do it a little different though, I buy land and build new construction duplexes using cash for both. Then once they are rented out, I leverage the equity created and the rent coming in to use a DSCR loan to pull my money invested back out. Similar to the BRRR Strategy. This lets me leave almost none of my money in the deal, and helps keep my cash ready to build the next house.

There are many different ways to to things though, this is just what I have. been doing. I'm also a local realtor in Houston so feel free to reach out if you specific questions about our market.

Welcome and congrats on making the decision to get rolling. I'm a local central Houston agent, investor and developer. My main focus right now is build to rent multi family houses in central Houston. It's harder to find turn key stuff that makes sense with these higher interest rates so I started to build my own.

One of my favorite investing strategies in Houston is BRRR'ing new construction duplexes. When it becomes tougher to find good deals, I build my own.

My general thought would be no, but too little info to tell. 

I would just look at the total returns of both options. 

Also consider equity trapped in your house is dead equity.
