I am super bummed to hear David Greene and Rob are no longer hosting. Besides always bringing a good sense of humor I am particularly floored by David Green's ability to explain complex concepts in simple to understand ways. I always feel smarter after listening to him. I have his books and will see where he lands next but I'm definitely bummed about a lack of an exit episode with him and Rob - really jarring as a regular listener.

Hi @David Ribardo. I own a single family in Manasquan, NJ (July '21) and one half of a twin home in West Bethlehem which we closed on in Oct. '22. I am pleased with our position in Bethlehem as we are cash flowing, we inherited great tenants. I love LV because I find it beautiful and it has a remarkably reliable tenant pool. It also features many properties in my current comfort zone (up to 215k).
I am self managing but am absolutely open to using a company as I know I can't do this by myself. As I continue to educate myself I know that I need to become better at analyzing deals. I've learned I need to work with people who understand investing and are motivated. I feel a bit helpless when I see a run down property with potential (usually listings in Bethlehem) because I'm not equipped with the team needed to fix it up for optimal rent and eventual refi (I am a buy and hold investor).
My wife and I are less than an hour out of LV and very much want to add more LV properties to our portfolio. I'd love to speak further with you and I'd love to work together!

Hi Tatum!
I am open to all markets as remote investing makes a lot of practical sense to me.
While I am operating with a "sky is the limit" approach in terms of what to scale to, I like the idea of graduating to 2 properties a year if possible. First property was purchased July of '21 and second in Oct. of '22.
Taking a page out of my father's book I am a "buy and hold" investor. Currently I've been focused on Lehigh Valley in PA but am open to all markets!
