I found one of my cleaners because I stopped and talked to her one day during a clean at a competitor's listing. I'd seen her there multiple times and I knew this listing got good reviews for cleanliness. Definitely worth a shot.

Are you sing the same hub that @Michael Baum uses? 

Yes, I'm using the Samsung Smartthings hub (Version 3).  Samsung has discontinued manufacturing the Smartthings V3 hub (and possibly other versions as well). The Aeotec hub is an exact copy of the Samsung product and are becoming available on Amazon. I've confirmed with RBoy that the Aeotec hub works with their software.

@Chris Mury - Yep it was a little tricky, but it works like a champ and it syncs the locks from my channel manager so it works for both Airbnb and VRBO.  Rarely do I have to do anything with the locks or key codes.

Yup it's pretty great! Which channel manager are you using?

You can be inside "the bubble" and still find homes that are zoned for nightly rentals. That's where I would start, although you will have far less to choose from (this is a strength, in my opinion). It's hard to quantify the difference between homes zoned for nightly vs weekly rentals. There are so many factors such as location, amenities, bed/bath count, etc. Overall, I find my occupancy higher than my competition that are only allowed one guest per week.

Richard, it's great that you're educating yourself on our new STR regulations. I think there are definite smart plays to be had here.

Personally, I've only purchased in areas zoned for nightly rentals. As Nancy mentioned, homes zoned for weekly (one guest per week) rentals can also be successful. The key there is location (in/near downtown, the beach, etc.) and features (pool, style, condition, size, bedroom count, etc.).

You could look into a “premises-only” umbrella policy just for that specific property. Usually very inexpensive.
