@Jay Chang yeah I understand what you are saying. I enjoy what I do for a living, so in my eyes the cash flow was not to be a significant potion of passive income. But the points you make about a market down turn with no income make a ton of sense

@Seth M. Jones yes, buy and hold and newly built property, so I would assume Capex, maintenance and repairs cost would be low at first. Overall goal is to increase my net worth

So I'm new to investing and plan on purchasing a house then converting into a rental after a year or two. I am just wondering why cash flow is so important, when there is still the loan pay down and appreciation as a mean of increasing overall profit. 

I'd love to hear your guys thoughts on this subject! Thanks in advance.

Hi guys,

I was wondering if anyone knows about using an FHA to purchase an investment property? Is it allowed if you're not actually living in the property? any way to go around this?

Ideally, I would love to find a multifamily and live in one unit and rent out the other. This would give me good experience learning how to truly be an investor/landlord all while living at a reduced cost. @Jessica Wygal I would like to start with a duplex that way its an easier start. I also know renting out the other unit will not completely cover all costs, but I think it would be a good start.

Anyone in here familiar with the rental market in Houston? Im looking to start investing and trying to figure out the best method to do so: House hacking, SFR or multi-family.
