Post: Recreational land purchase

Hi everyone, I am looking at purchasing a piece of recreational in Florida or Georgia for the purpose of a long-term hunting property. Listed properties have gotten to crazy prices like the majority of the RE markets out there these days. My question is if anyone has any experience as to if large tracts of land ebb and flow the way the rest of the market does in highs and lows. I am also trying to figure out if there are off market possibilities in that particular sector. Thanks for any input you guys might have.

I am an HVAC contractor in Florida and see this everyday. The first tech that went out may be an hourly employee with little experience and/or in a hurry and didn't take the time to look at coils or do a load calculation on the home to determine the undersize issue. The items the second texh are listing are not your average sales pitch items and sound like they took more time or have more knowledge than the first.  I'm not sure I would jump to eviction when the guy you called may very likely be the one that is wrong. Most companies give free second opinions and dirty coils and low freon levels are easy to prove as well as she is tonnage of system. I would do a little more digging before assuming.

Post: Advise on larger loans for multi unit

I am looking to move away from flipping and into multi unit buy and hold.  I have done quite a few flips and been very blessed to do well on them.  As the market tightens up and my knowledge and big picture idea grows I am looking at getting into a quality multi unit up to 1.5 million.  I have enough cash to put down 20% or more on the right deal.  I own a couple of businesses and have no debt to speak of.  All that said, does anyone have any experience with obtaining larger loans on these types of properties and a good way to find a lender to build a relationship with aside from the bank I do my other business with.  I'm sure I will need to provide current documents on the property in question etc.  Any advise or experience is greatly appreciated. Thanks in advance.
