Recreational land purchase

Hi everyone, I am looking at purchasing a piece of recreational in Florida or Georgia for the purpose of a long-term hunting property. Listed properties have gotten to crazy prices like the majority of the RE markets out there these days. My question is if anyone has any experience as to if large tracts of land ebb and flow the way the rest of the market does in highs and lows. I am also trying to figure out if there are off market possibilities in that particular sector. Thanks for any input you guys might have.
