it's difficult to find rent ready homes in my area for 100k. Well at least with my limited experience and knowledge, but I'm trying.

That’s what I’m talking about! I’ll get the location set. Which day do you think would work best. I personally haven’t seen too many meetups on a Tuesday.

Hello everyone. All the "local" meetups in DFW are usually in the mid-cities, IE Arlington, Irving, and some in Dallas. I have a buddy that I'm sure wouldn't mind letting us use a table or two at his bar in Frisco on a Tuesdayish night. Would anyone want something further North so we aren't fighting traffic to and from?

Thanks for the input fellas! If this house were to value at $175K I would jump all over the deal, however this is not the case here. I found the listing from a member here for 70K and I couldn't make the numbers work at that price so I lowered the purchase price until the deal even started to make sense. The location of the house and neighborhood don't support the $175K in my opinion, but I am newer than new. I am currently waiting for a response on the listing to get more details.
