Looking for buying retail property, problem is there isn't much available. Everything listed on Loopnet is garbage for the most part, and the pricing on the descent properties is inflated 20-50 percent above other recent comps. Anyone have any luck on basically sending letters to property owners of properties you're interested in? Not sure if this is a good strategy to follow...

Why would you need a management fee for a NNN or Industrial property? It's basically handing someone over $$$ for no work. 1 of the main benefits of commercial investing is, in most commercial agreements, the only thing you're responsible for is the roof. Everything else is up to them. Once a year call a roofer and that's it. Then just keep track of incoming payments from tenants.

There's a property here going to Trustee Auction soon. Read all the title documents. What confused me is the loan being foreclosed on was taken out by a previous owner. The current owner is an LLC where the previous owner is one of the members of. Is there a service that will verify lien position for me? Will the trustee confirm by any chance?
