Send out a flyer to all the businesses in the area that you think would want to use your space, worked for me.

If a commercial tenant complains that another tenant is parking in their spot, parking in front of an emergency exit, or is causing a noise disturbance, what is the best course of action/inaction for a landlord?

the management involvement would depend on the situation in which we don't know, except for that fact that it's a industrial or retail. Jeffrey, can you enlighten us, what's involved in the management. If it's just a parking lot common area for example, you get a local gardener to do a bi monthly clean up and have him send you the bill. The point is, as an investor, you have the keep costs low to maintain the bottom line... For example, If you're CAP rate is 7 percent and you then hire a management company at 5%, then it's tough to make the investment worth while.

How many square feet is the building, is the shape of the building rectangular where it has a lot of street frontage? If your existing tenant ever moves out, 1 option would be the divide up the parcel in 3-4 units, and create your own "retail strip" The small the space, the easier it will be to lease out.

That's an amazing cap rate if your tenant is stable, must be outside CA? Sounds like a great deal.

Are you getting a descent price on the house? if so, I wouldn't be too fixated on the used appliances inside.
