In my experience both as someone who works in an office, and a RE investor, paper tends to grow legs and walk away. I have converted to digital filing in my professional and personal life.

For RE, I have a Google Drive file with all property information divided into folders. Keeps the drawers clean and allows me to quickly search a documents should I need it.

Congrats and welcome aboard! You are definitely in the right place. Now time to find the deal... Consider connecting with local wholesalers and other investors at local REI meetups or FB groups. If you want to look on the MLS, find something undervalued that needs some work, or a property that has been on the market for a bit that you can gain leverage on to make a below market offer.

Sounds like you are getting the knowledge down, now for the fun part...hunting for the deal!

Im sure you can find a few banks in your local area that will do a cash out refi, it is not necessarily just for investment purposes. I would definitely call a handful of local bank (sticking with smaller sized banks) and compare terms they can give you.

Many banks refi at 70% LTV, however you can find some that will go up to 75%.

I would say for the minimal price difference, go with the stainless. It may allow you to get a bit extra in rent, because you can advertise new stainless appliances, and within no time your cash flow can pay for the difference.

Im actually surprised at the deal on that package, may have to look into it myself!

Absolutely, owner-occupied loans are a great and very common way of getting started in real estate. Generally you have to live in the residence for one year, then you can rent it out and repeat. In my experience, banks will count that residence as an investment as long as it is income producing which should minimally effect, if at all, your ability to get another loan.
