A syndication is just a cool term where a sponsor / general partner / deal finder pools money from limited partners / those with money to purchase an asset that will provide cash flow and/or appreciation.
Syndications can be in start-up companies, venture capital funds, stocks, bonds, or real estate.
We are on a real estate forum so we can discuss real estate syndications.
A real estate syndications big sell is that it is hands off for the investor who doesn't have time to manage along with access to deals that he/she may not be able to do on her own.
The cons are that you lose some control along with having a hold period that is normally dictated by an operating agreement(illiquid asset).

Been in TXK for years and connected more in 2 weeks online than I've done in a decade- LOL! -- I've shunned social media personally for so long but bigger pockets (pun intended) makes it worthwhile - and so convenient:) Here's to more ROI and less 9-5!

Rookie here: just learning the lingo so STR - Short term rental -- got it. Overwhelmed but really enjoying all the resources from bigger pockets... just listened to a short-term arbitrage podcast so this is cool to be a bit vicarious and listen in/learn/visualize what bringing in some STR's looks like... And I travelled the country for 10 years w/o and then w/ kids so agreed - well stocked is really nice if it's large parties... for us working travelers I just wanted cleanliness - rather have clean and sparse than hairs/food/trash left behind and it's stocked to the hilt

So hard money is not an option? -- and I'm asking not because I know -- I've got 35 doors and a storage unit - all BRRRR or creative financing... never done hard money project but this looks like a GREAT case study!! I am following AND sharing w/ my husband who is the finance/#'s guy -- he needs to see bigger pockets has stuff GOING ON :))

Hi- and oh sweet!! That's exciting:). And I'm definitely up for TXK bp meetup- we do need one!! There's also a TXK REIA FB page that just started a few months ago... Still rough around the edges but the values and outlook seem legit-- and they meet monthly at twisted fork...
I'm really glad there's a fellow bigger pockets gal in TXK -- look forward to getting a bp Meetup together:)

Hello and have had a self-managed real estate portfolio (35 SFR's, 1 110 unit self-storage facility) for the last 10-15 yrs but now looking to scale and expand (100+ in next 14 months and venture into cash flow streams of wholesaling and short-term arbitrage). Grateful for biggerpockets and the massive amount of resources -- look forward to giving/receiving in this big circle of investing. Many thanks from the 'Twice as Nice' town of Texarkana (come see the only US Post Office that straddles two states :)
