Recently my dad paid 12000 dollars to build a decent sized garage in our back yard. It is about the size of a mid to small home and it has an attic. I was thinking that if he bought some land for 10000 and paid a little more to build a house to sell, would that be a good investment?
Is starting out as a wholesaler a good idea. And if so, what advice would you give me?

Like how's the seller going to sell it to you if you don't have the cash?

If you find a good deal and you tell the seller that you will pay them cash, but you don't really have it, you just said that so they could sell you the home. But instead you have a buyer that does. How does that work out?

What strategy is best for this?
So I'm pretty much new to this and I have one question. If I find a good deal and already have somebody willing to buy right away, do I have to pay anything, or does the buyer pay it all off? Note: I'm clueless, as I have never bought a home myself.

I'm barely starting off in this business. I don't have that much money because I am going to school full time and working par time. I heard that there is ways to do it with no money down.

I read that you couldn't use it for income properties, but somebody told me I could. Can somebody verify?
