@Jasmin Thompson Wholesaling is an amazing way to get into real estate. Relatively low cost and huge profit potential. You do need to find buyers. Place bandit signs strategically looking for investors. Use list source for list source. Utilize a service like callrail to help with marketing. Have any question, feel free to dm me!

@Rosie Giacosa We seek 30% Return on our Cash on Cash. On deals we find thru the MLS it ends up being aorund 18-25k. On deals found thru auctions or mailings, the returns have been greater from 35k up to 70 l on a property purchased through county auction. We have found our deals thru mailings, mls cash lists, county auctions, and mailing lists. We also have a great relationship with our realtor and lender. Feel free to reach out to me.

We are located in Miami, FL and we have had success sticking with SFH in the 105-120k ALL IN range with a 15% cap rate. We have found these through mailings as well as the MLS and multiple e-mail lists. We are always looking and would love to dive into other markets that offer similar if not better cap rates.

For sure. Craigslists is a great source as long as your consistent and persistent. At worse, you may find some reputable wholesalers that may find you deals in the future

Greetings!! My name is Christian Barthélemy and along with my brother, Richard Barthélemy

We have owned a 8 unit multi family building for the past 17 years and within the past year, we decided to expand and begin doing rehabs and flips.

Currently, we are finishing up a light rehab for a home that we purchased in North Miami via our mailing campaigns. When we are done with the updating of the home, we will be looking at about a 13% cap rate.

Additionally, we are in the process of receiving the keys to a home that we purchased via auction all the way back in October! The former owner attempted to fight the sale multiple times to no avail and after 6 months, we should finally get the keys next week. This 3/2 2000sq ft home will be a complete rehab and we anticipate at least a 35% ROI when the project is complete.

We are always looking to buy and we look purchase from as far north as North Miami Beach to as far south as Homestead. We will take on rehabs and also properties with liens and violations. The most that we will look to tie up all in is about $250,000 and we seek a 30% return on investment.

We are looking forward to meeting and networking with like minded individuals here on BP!
