@Andrew Schutsky mitch appreciated! I have a handful of properties that I've written down that could be possible investments to show him. I'm sure everyone could use more deals so hopefully I can show him that im actively trying to find deals and can be an asset in that way if needed.

@Kristopher Kelly I'd say luck of the draw on this one. A buddy of mine used to work for him a couple of years ago before I was interested in real estate. I just ended up calling the guys office and he was more than willing to help me.

Finally got ahold of a local investor that's absolutely killing it in my area! This guy flips over 100 houses a year and owns 40 plus rental properties. Gave this guy a call and he was more than willing to meet up with me and have a chat! Are there any specific questions I should be asking him? I have a long list of questions but would love to have some more that maybe I didn't think of. Appreciate all the help!

@Dave Cutler Hey Dave! I work in the Millsboro area everyday. Mostly Long Neck and Angola. Driving around all day long. Let me know what kind of properties/ price range you're looking for and I'll keep my eyes peeled.

@Ken Nyczaj appreciate the response! Do you know right off hand if USDA loans allow you to move out after one year?

Looking to purchase my first investment property here soon and I want to talk to a lender about different loans, the types of terms with those loans etc. My plan is to either get a house with a USDA loan or find one with a FHA loan that I could put some sweat equity into. With either one I plan on moving out within a year and doing the same process. When speaking with a lender should I be open about the wanting to move out after a year and converting it into a rental?
