@David Rosenhaus Hi David - this was my goal and the way I am working it is as follows: start with your own money and small multi family (2-unit) full renovations and BRRRR/refi out at end but *still have* $1000 cash flow after each property refi, recycle that money 1-3 times into 1-3 projects, one at a time. Once you have this track record, raise capital from friends and family to do single family flips, more small multi and larger multi. With other people's capital, combined with your own, you can now do multiple deals at once and get to $10,000 quickly. My advice would be don't do less than $500/cash flow per door after refi. I know some investors are willing to accept less but if your goal is that $10k in 10 years it will take forever. It's my minimum and has allowed me to grow at a good clip.

@Tanner Foy Hi Tanner - I would just start and as you go from project to project your team will be built naturally around you. You’ll literally use them and try their services and decide if you like working with one another and keep working with them or not. You’ll also learn who is right for what type of project and you’ll develop options. I don’t use the exact same “team” for every project. It depends what it is, where it is, what price point, who the end buyer or renter is, etc.

@Jean Joseph interesting idea... but how did you prove hardship to get forbearance if you are getting 100% of rents?

Home Depot. It's just convenient. But I'd love to hear where others have had good experiences. I always have scheduling issues with HD and price-wise I bet they can be beat.
