Honestly, I’m starting to feel like AI is being shoved into every corner of real estate (and everything else). Some of it’s impressive, but not all of it feels necessary or sustainable. For those educated on this, how do you tell what's actually useful automation long term vs. what’s just trendy that might fizzle out?

Welcome! I'm also interested in BRRRR, hope you get some good advice!

I think this is the best advice here. You're playing the long-game as a young person interested in investing. It's great to start thinking about strategies, locations, goals etc. but basic things like personal finance, debt management, career growth, upskilling, etc. will set you up to be in a position to actually achieve those. You don't need to wait until you're filthy rich to invest in real estate, but a strong foundation goes a long way.
