Lelith Walker the reason for that is insurance. If you hire the subs then your gc may need to have a specific project manager insurance policy to cover that. There is more risk with little reward for me to do that type of work. If I hire the subs that is covered under my regular insurance. Not all insurance is created equal!

I thought I knew someone in your area but I don't think they are practicing anymore. If you would like I do work remotely. If not I understand. I do recommend that you find someone who regularly does both material specing and furnishings/accessories. I do both but not all designers do that type of work. They might not be familiar with the sources and product you are looking to use along with value engineering the job without having to re-source the design which can cost you more. If you have any questions don't hesitate to ask!

Hey Joe, What is the typical amount per bedroom that 2 bedrooms go for? You'll need to beat that to make a two college students look to take on another roommate. Your ideal tenant market is very narrow because of that! Does your unit have a washer/dryer in the unit? Your competition is sfh's and parking at a 3 bedroom town home might be a problem for them. Are you walking distance, do they need to ride a bike or drive?

Sharon Anschultz as an CRE agent I did a lot of training on evaluating investments for clients, cap rates and stuff. But a good agent will want you as a client for life, you just need to find the right one! :)

Sharon Anschultz find someone who is a member of AIR that's where all the serious CRE agents are and where their listings are posted. If you don't want to pay someone then you'll have to find a deal before they do.

Sharon Anschultz have you contacted a commercial real estate agent? Some specialize in multi family or working with investors specifically. When I was in CRE most local investors invested in both the high desert and low desert. You can find agents and their listings on loopnet, maybe even find a team that's investor friendly in another state or find a local agent who can refer you to someone they know out of state.

I would not recommend doing the design part yourself unless you are extremely familiar with current trends, picking materials, coordinating colors, understanding product specs, and building code for that matter. Especially here where buyers are very knowledgable. Having your property professionally designed will in the end make your home more attractive to buyers. Skip the staging and create a better product to begin with!
