 Hi Joshua,

I am intrigued about Columbus. However when I look at what is on the market and the rent prices I see the purchase prices not supporting a cash flowing business. What am I missing? I like that the area is developing and all the other positive attributes listed here. Seems like it has the right pieces. Thank you for you time.

Thank you to all who have posed over the years the benefits of a Solo 401K vs Self directed IRA.

Correct me if I am wrong but from what I have read here as a self employed agent with an LLC, a Solo 401k would be a better option than a self directed IRA

Question: How is it possible to take money out of the investments held in a IRA/401K?

What I mean is if I buy a rental and it is cash flowing $1000 (after expenses) how could I tap into that money as passive income NOW not down the road? 

Or if I do a BRRRR or fix and flip how can I tap into some of the profits NOW and get it out of the retirement account so it is easier to access?

Hello BPF folks,

I am a RE agent based in Huntington, NY. 

I was a title closer several years ago, both commercial and residential. I thought then about getting my license. Two kids and a major life change looming and I took the plunge.

While I love doing they typical residential RE agent role, I really want to expand! Multiple steams of income is the name of the game. 

I want to get into flips, working towards the middle to higher end eventually,  as well as rentals, ideally small multi family. The goal is to have enough of that income that I can raise two kids and put them through collage!
