From what I heard, they do not offer HELOC's on non-owner occupied. I'm interested in this thread to hear what others have experienced.

Great advice!
It's helpful to call not just the current, but the previous landlord as well. Let's face it, if you have a nightmare tenant that you're trying to get rid of, most landlords aren't going to be completely honest when another landlord calls for a reference check. (Nobody wants to hear "Please get them out of my unit.") By going to the previous landlord, they literally have nothing to lose and are more likely to give an honest assessment.

Great thread. Short of throwing a dart at a map, we're considering other markets as well.
In terms of looking for a property manager out-of-state, it helps to work backwards. I comb craigslist's ads to get a feel of the different companies, weeding out the poorly designed ads, or the ones with no photos. Then I call acting as a potential renter. How quickly did they return my call, were they professional, etc? If they're not reliable with getting back to the (potential) tenants, how do I know they'll be reliable getting back to me?
Once I have the list narrowed down, then I approach them as a landlord, making sure I call every single reference they give me.

I'm just joining a local group here in Colorado. I agree with Aaron, most clubs meeting are free for first-timers. My local group has some benefits (2% off at Home Depot, etc.) and tons of meetings/workshops, so I feel that the money is well-spent. Plus I'm fairly certain the dues are a tax write-off.
