Great post... Depends on your goals and market as others said above... Where I am, it's still a buyer's market a $45-70k property rents for $700-850... So, an investment of 200k can cash flow $2000 easily... Appreciation... Not as good, so that would be if you plan to hold..

More important to me than a rent increase would be the move out notice time they give me... I would get that in writing.. 2 months in my view...then they can do a month to month for 3 months or 5 more years...

Thanks for your response Jd Martin. My credit did take a major hit.... more involved than one foreclosure... It's recovering... it used to be great. DTI is not the problem, mine is extremely low as I have no consumer debts , car payments etc.. I did find a lender after many turn downs and did a cash out on my primary residence at regular market interest rates and purchased a great cash flowing foreclosure with built in equity using the amount I cashed out.. about 20 months ago. They however would only cash out on my primary, not my investment properties, which is what I'm researching and hoping to do...

Hey all! I've been trying to brainstorm on how to do a cash out to enable me to move forward in my real estate investing. Here is my diallema.. And history: my credit is not good due to a foreclosure etc secondary to a divorce. I therefore had to work and save coz I could not get a loan. Thus began my real estate journey.. Bought my first after divorce property cash.. A foreclosure.. For $73k..  Did the same about 2 years later.. These are both cash flowing rentals free and clear. How do I cash out to move on to another? Conventional lenders will not give me the time of day.. Thanks.

Is it possible to structure the situation in a way that meets both cashing out a percentage of the annuity, while maintaining the other percent for the guaranteed income?..
