Hey BP....

Wanted to find out if you cover general pest control or if you word your lease for tenants to do that..thanks.

Yes.....it was overpriced based on the numbers and issues you listed. Watch it as you said and see if the price drops.. I've seen especially FHA and other REO properties listed at comparable price by agents who did not take time to look at the property and did not consider the work needed to bring it to habitable levels and the issues the particular house has that need fixing..

Great points. ...on the gun though...statistics show that the offender is likely to overpower you and shoot you with your gun ...

Are you  joking? ...a contract is a contract unless you put contingencies in it. Do your due diligence upfront....contract contigent on inspection.....then word it to give yourself enough time to get people in there to give you estimates on whatever issues come up on inspection. .  Inspection is 300 to 350 in my area..well worth the money.  Please do not move forward without a professional inspection and knowing repair costs upfront  ..Best wishes.

I had to evict a tenant 3 years ago.  .....in my state, once you file default on rent filing and notices.....the clock starts ticking. If they pay within the legal time. All is well. If not the next phase of the notices is served... at that point, if you as a landlord accept ANY partial payments, you have nullified all notices and you are back to square 0.....

It depends on your present lease agreement, tenant and condition of the property.....it may work in your favor to show it early if the current tenant has maintained it well and is agreeable to well screened serious  potential tenants viewing at a convenient time. I just did this last week. In return, I gave my tenant a little monetary gift towards her move out expenses. I advertised, showed. She moved out on Thursday and my new tenants moved in on Saturday. .....fast and smooth and win win for all..Best wishes!

I like to believe that I am a fair person and that I treat others as I would like to be treated. There are however some that do try to nit pick for the simple fact that they are paying rent. It is my job to provide a great habitable home and I do...but I will not be bullied:)...most of us can tell if a complaint is legitimate or not?...at least I think I can...:)

That was the issue with my tenants "fridge situation "......they didn't want to set the cooling gauge to medium or higher.  Now, what am I supposed to do about that?....my answer.."please set the gauge to your desired temperature ".
