Do I need a full title report if i buy from tax auction sale by county? or

Owner Lien Search for $48 is enough? Thanks a bunch

Tatian if this is a tax deed auction for delinquent taxes on the property , the county should give you a free and clear deed with limited warranty , unless the county rules have different issues , check all the county tax sale rules for any variances but this is the majority of it , the owner lien search is good , but if this is a tax deed sale , the sale at tax auction should wipe out all the liens and will be only on the amount of delinquent tax money

hope this helps

No warranties with tax deeds purchased in Florida.  Buyer beware.  Not all liens are wiped out.

@Gene Lamento that's terrible.  You'd think you'd at least be reimbursed for the purchase price.

Let me explain my question by giving a "rough" example. Say a $100k property goes to the tax deed auction. It typically will show $2k in back tax and about $10k in fees, ( certificate holder interest and late fees I'm assuming) which brings the total to about $12k as an opening bid. Where does the 50% ( $50k in this example) come in? I'm clearly missing something.

If the property is homesteaded, yes, 50% of the assessed value will be added to the 12k so in your example, opening bid would be 62k.

I will tell you in reference to Tax deed properties (lots) I bought 30 in central Florida and I held them for four years and did not pay the taxes after the first year for  the next three. At the four year mark I sold 17 in less than 30 days. The taxes that were owed were deducted but I made a nice profit with very little cash outlay. I can not answer for others but tax deed investment for me worked well

 Interesting method!  Thanks for sharing!

It's amazing.  The absorption rate for January 2016 is the highest for the first month of the year in their table for both single family homes and condos.  It's hard to find anything in the report that's less than impressive.  Thanks for posting.
