I want to find my own criteria without falling or being influenced by the trend I can hear here and there. I mean some kind of countable number, not just gossip.

I think I was lucky for the first deal. Kind of luck of beginner. So I want to continue on this path.

What criteria do you have if I am not indiscreet?

I am looking for my second deal. And one of my criteria is to select a city with always a positive population % change over the last 10 years.

My strategy is a long-term rental.

Am I right or is it not a good criterion?

For example, I see a house in Canton, OH, with a pretty good Cash on Cash rate. But the city of Canton has -4% of population decrease for the last 10 years. So I think over the long term, I may have problems finding tenants. And the evaluation of the house over the year will be very little.

What do you think?

First, I am a newbie in this beautiful world of REI.

I have acquired a duplex, in Wadworth (OH), 7 months ago.
At this time, the seller (Roofstock) gave me an inspection report, showing no problem concerning the roof. Then few weeks after, the previous owner confirm that the roof was just changed, and provide me with an invoice (on my request).

Today, further to a leak on the roof, I have tried to contact the roofing company who changed the roof. But it seems the company does not exist.

At that time, I did not check the name of the invoice.

I send a new roofing company to inspect and fix the leak. The contractor told me the roof need to be redone completely because the work has been done very badly.

What would you do? Or what would be your advices?

Do you have any recommendation of a roofing company in the area of Wadworth (Oh)

I need your brain...

I hove the choice between 2 property managers.

Number 1 :

8% commission

10% fee on the top of each Repair invoice

$50 fees for each lease renewal.

Small company, seems responsive at first sight.

Number 2 :

8% commission

No fee on the top of each Repair invoice

25% fees on the first-month rent for each lease renewal.

Big company, seems responsive to the landlord, not so much for the tenant.

I feel I will have more lease renewal than repair invoice to pay, so I would be more attracted by the company number 1.

What do you think?
