Hey bigger pockets! So a couple of personal friends of mine have gotten their real estate licenses and one of them even joined the same brokerage as me. I’ve been extremely successful generating leads, and have basically created a referral based business.
My question is, could I start my own team in my brokerage instead of being apart of some one else’s team? I haven’t shared my lead gen methods and nor will I, but I figure if I could start my own team and pass on my leads to my team mates for a commission %, would the brokerage allow that? I only have 1 sale on my belt and work a full time job (pays up to 200k a year with overtime and per diem so I’m not quitting) and I’ve still been successful generating leads.
What do you guys think?

Hello again bigger pockets, I’ve come across a mixed use property I’m very interested in. Problem is one of the units is a commercial unit used for a gym, the other 3 units are all residential. The square footage for each unit is almost identical. Ivetried doing some online research to figure out my options, but I can afford 5% down tops for what they’re asking. Thanks in advance.
Hi, I'm about to market to some preforclosures, but alot of the recorded dates go pretty far back. How far back is TOO far back? I have thousands I want to skip trace but rather not waste the time and $$ on some thing that is too far gone. Thank you in advance.

Hi so I’ve been diving deep into my books since ive laid off (seasonal) and realized that there’s a HUGE difference in recorded lis pendons in Florida compared to my area, which is New England. Is Florida’s market turning? Is this an indicator of what’s to come for the rest of the nation? Or is there more to it.

Hello BiggerPockets! So I’m ready to get out there, the only thing I have left to do is figure out what legal entity to choose and what bank to start my business account with.
My short term goals are to source enough deals to either wholesale or sale for retail with a realtor who will split with me. After I’ve gained enough capitol I’ll start BRRRRing and flipping some of the deals myself. Any advice would be much appreciated. Thank you :)
