Hello BP community. So we have a house that was flipped and put for sale back at the end of July. We had an offer in August but after the inspection report she backed out. It was nothing major just a lot of small easy to repair problems. Since then we only had an offer from an investor for 70k a few weeks ago but my other partners rejected it. I myself wanted to just take it and get it out of my hair. We also have another house we are flipping right now and could use the money from a sale. We lowered the price twice already. Is the price still to high? They only problems that I can think of is that the washing machine and dryer are in the kitchen, which was the style back then in these types of houses. Also the whole house was tiled when we bought it, we decided not to spend anymore and just keep the tile, and there is only on bathroom. Any suggestions from the experienced BP community? I am open to all suggestions. Thanks!

Hi, I read that placing bandit signs in heavy traffic intersections in every direction was the best thing to do. In the area I want to target, there are already bandit signs from other competitors. But it is not just one, it looks like two are competing with each other. If I place my signs next to theirs, I think it would be a waste of time and look like a cluttered mess. But I do want to place my signs somewhere. What is the best thing I can do in this saturated area so that I can get business? Thanks

We were looking to flip it quick for a small profit just to get the ball rolling and get some experience. 

That doesn't sound bad at all. We are thinking there is between a 5000 to 10000 rehab budget.

Hello, So we got our first house finally! after making many offers the last few months. 

The house is not a foreclosure but a regular for sale. Home as built in 1960. It was already painted an had new tile put throughout the house so we figured there is not much remodeling needed. The ARV could be about 70 or a little more. We got it for 47k cash pending inspection. Inspected Friday and one of the results we question.

"The service wires should form a “drip loop” where they meet the service mast on the exterior of the home. This should be repaired to ensure that water will drop off the wires, rather than run into the service mast. The main distribution panel is obsolete and should be replaced and should be moved to an appropriate location."

It is also a 2 prong house. There is not really a lot of room in the budget for replacing electrical work. We are thinking most likely not to continue with this house but I just wanted to get more experienced opinions. Keep or reject or rent out? Thanks!

I am looking at this house that has no permits. The garage was converted but we will just convert it back. However I think the master bedroom was once two rooms. It is very long and has two widows with different shape windows. Is this cause for concern? Should I skip this house? Thanks

So I drove for dollars and found a few homes, I did the research on some of the houses and on those houses I found that the owners are deceased. Is this a dead end or should I continue to look for relatives?

Hello, I am part of a partnership and we are having trouble finding homes. REO homes here go like hot cakes. We have been outbid or offer rejected many times now and we just can't seem to get started. We are serious about this and not here today and gone tomorrow. I am looking for a wholesaler who can help us out. We have cash so there won't be any holdups if the deal is right for both of us.
