Post: Act 91 notice on grandma home with dementia

I have a grand father living in a family home, he’s in his mid to late 80s… he hasn’t paid the mortgage in nearly 6 months now… received a notice in the mail for an Act 91 notice of foreclosure here in Philadelphia PA… zip code 19141; Logan section of Philly.

Background: home in my grandmothers name… she has dementia! Living with family in another home… her husband lives in the home, alone and is 5-6 months behind on the mortgage… he not working, gets a monthly check roughly 2500 month… says it’s to hard to pay…

Total Morgage amount: unknown! (TBA)

Amount due; $ 4,300

Monthly mortgage amount: $835.00

Estimated value of home via realtor app: $150k

Home is habitable but needs updates and repairs…

My aim is to calculate the numbers and generate a valuable solution to take over the deed / Morgage if it makes sense.

Given the situation; unsure how to proceed… please HELP!

Advice is welcomed… please and thanks in advance!

I too have several LLC's in my domicile state of Pennsylvania; Philadelphia.

currently looking to acquire a real estate property and convert its current zoning from residential to Triplex and rent out rooms to students and working professionals for cash flow….

Looking to have the property be the main element assessed for the acquisition rather than myself…

Hi Vanessa;

I have experience in starting business and building business credit for purchasing Realestate...

I believe it would be in your best interest to gain key knowledge before making such a decision...

By knowledge I’m referring to mentors/ peers that have utilized this method.

Trust me; most if not all that has used this method does not recommend this given the knowledge base they now have.

However; if your insist on moving forward in the leverage of business credit... try increasing your current business credit from 20k to at least 100k.

This will provide you with more options in addressing any issues which may come up in the acquisition, rehab, holding process.

*** contact your business card holders and request a credit line increase!

Good day;

I'm a Army Veteran; (qualified VA Home loan consumer) looking to meet up with active, knowledgeable agents within the Pittsburgh PA Area.

I’ll be in town that weekend for a event on August 5th 2019.

Figured since I’ll be there I mind as well get a better understanding of the Pittsburgh market and establish some quality relationships while visiting via business.

If anyone is available I’d love to meet and better yet look at a few deals in the area.
