thanks everyone for the great input I’ve reran the numbers with actual numbers and it’s not a good deal cash flow would be less than 9$ a month and the neighborhood wasn’t that great

I believe I found quite a few good deals but I’m not exactly sure I’m doing numbers right or really what to do with this information any one willing to mentor me through my journey?

@Rick Stein market price 44900 I figure you could get for 40 and my research In To the area I gave my best estimate to the numbers now with that being said I’m new to this and I’ve come across several deals like this

@Dan Barli I planned on doing it myself and this property ended up being in a neighborhood I didn’t feel comfortable with but 5% and 8% wouldn’t be enough?

@Ron Fletcher like I said before I drive my own truck and that doesn’t leave much time for reading but I have listened to several podcast and webinars I’ve learned a great deal but im not quite sure if my numbers are correct I’ve found a couple deals but I’m not sure if I’m doing things correctly I’ve ran numbers on at least 15 homes and duplex’s and 5 good deals I’ve felt would be good investments both short and long term for my market my next goal would be a hard loan I haven’t had the time comfortably learn about hard loans and loans in general give me a few days 18 hrs in a truck leaves a long time for audio books and pod cast rich dad poor dad changed my preception of My life and money i look forward to listening to richest man in Babylon

@Jim Pellerin both I’m tired of being in the rat race at this rate I’ll work till I’m dead and leave nothing for my children. I’m new to this and I’m really motivated I’ve looked into properties around the state but I don’t know if they are good deals. I’m a veteran and have the VA home loan I thought about using
