If you passed your real estate exams then you are already working for a broker (unless you are the broker).  You would have had to have gone through a broker for you to even be able to take the tests.  You can not wholesale any property without having to pay your broker a percentage / flat fee, whichever you work out with them.  Could you go behind their back for a while, sure.  Could the broker sue you for violating the contract you signed with them before you took your exams, oh yea.  

My advice is to talk to your broker and just be honest. I am not a licensed agent but I went through the classes but ultimately decided not to take the test because I just wanted MLS access. I was able to obtain it a different way instead. Hope this helps.

Looking to acquire a double wide mobile home in southern Ohio.  Having trouble finding someone who has experience to repair, especially as it relates to insulation under and around.  Do not want to invest in if I can not get someone that knows what they're doing.  Any suggestions would be greatly appreciated.  Looked online and called around but no luck, nobody wants to touch a mobile home insulation it seems.

Also make sure you verify equity in the property before you do any type of marketing.

I would not.  People get pi%$ed off when people they don't know are suddenly calling them unprovoked.  In my opinion you will kill any potential deal before you even have it.

Hey Reuben.  I have not posted on BP very much but I have been on the site daily for years.  I send out about 1,200 mailers a month.  I narrowed down those names from a list of almost 400,000.  Point being is I would try and become an "expert" in one area before you try and mail to multiple and run the risk of becoming overwhelmed. Costs add up quickly especially with direct mail.

Also I love bandit signs (mostly because most people hate them). I’ve gotten more deals off of bandit signs then any other form of advertisement including direct mail.

After reading your thread I’m not exactly sure what your question is but that PDF you posted is from 2016. Also that PDF is worthless for delinquent taxes since the content is standard auditor information, not current activity. I suggest you email or call your county auditor and try to get an appointment to speak with him/her. Tax information is public record it sounds like your getting the run around. Also see if the county has an “Operations and Public Record” department. That’s what mine has and is where I get delinquent tax information. Hope this helps. Don’t give up.
