Bandit signs are against like every city ordinance on the planet almost. I use to put bandit signs out during the week and I got hate calls from various city officials constantly, not to mention they took my signs down and tossed them. What you need to do is put the signs out Friday night after 6pm and pick them up Sunday night after 6pm. Why this time? Because the people that enforce these “rules” don’t do it on the weekends. That’s why you see all those Drees and other corporate house builders signs pop up on the weekends and disappear by Monday. Never use your real phone number on signs. Answer as many calls as you can because most people will not leave a message. Some great guides on here on how to determine who is a real cash buyer. Most calls will be a waste of your time. Just my 2 cents

if you're local why don't you just have the wholesaler assign it to you? 

Real estate sales are public knowledge so all your wholesaler would have to do to find out who the buyer was is wait for it to post online after the sale.

I am about to start a direct mail campaign to try and find potential cash buyers in my area.  I am in the process of making a squeeze/landing page on godaddy and I was hoping for some feedback from all the people here at Bigger Pockets!  The information I am requesting on my page is as follows:

-Name

-Mailing address

-email

-phone number

-type of properties they are looking for

-are where the properties need to be located

-are you a cash/hard money/conventional buyer

Is there anything else I should ask for or omit from this list?  Thank you in advance.

Also read the sticky threads at the beginning of this forum.  It is full of great information on how to get started and maintain a successful wholesale business.  Good luck!

You will have to replace it. Two totally different units. Plus you may have to dig up the tank if it is underground depending on your city. In the long run I believe it will benefit you though because the price of oil is ridiculous. However replacing the unit with a high efficiency gas unit you are looking around $6k.

So I am getting ready to close my first wholesale deal (double close) and the title company is telling me I have to be present for closing...? After calling them several times they said i must be there. Is this normal? I thought you did not have to be? Should I find a different title company? Anybody know of any good ones in the Cincinnati, ohio area?

If you are unfamiliar with a target area how can you tell if there are a lot of rentals in the area without actually having to drive there?

Hello everyone my name is Chris and I am new to real estate investing. My mentor suggested I join this site so here I am! I am interested in wholesaling and I recently got my first property under contract. I have a strong desire to quit my job and wholesale full time.
