I have been a plumber for 20 years, cast iron will do that over time was it on top or bottom of the pipe? You can look at getting lined and it’s dig-less and you won’t need to rip up floors. If you don’t pay for it now the damage it would cost in the future might be even worse. You will be surprised how a broken pipe will hold its form and still work and could be ok for long time but if that spot is cracked it probably means the whole system is brittle and once dug up will just crumble. Abs is the system I would recommend or such 40 pvc if you do re pipe it. But get a quote on lining in from inside

I’m looking for a good webinar, video or book the goes into depth on running numbers on multi family. Has any one got any good suggestions to help me improve in this area and become a black belt ?

I’m currently in escrow on a home that I want to eventually rehab and flip. It is considered a manufactured home even if it’s on permanent foundation on the title. What can I do through rehab to change status that it’s not manufactured?? It has a separate garage that was built traditionally that I want to connect also during rehab

I have found a property that I really like that the owner is offering well below market price. The house was never finished and has permit issues that need to be taken care or before it can be lived in. I want to purchase this property for a live in hack. The owner is offering owner financing and is very open to flexible terms that all seem to work for me. How can I find out about the permits and what it will take to get resolved ? What other items do I need to handle if I go owner financing that I might not be considering? Any help from someone with this experience would be greatfully appreciated
