Under 1c, I would put a bullet point under it of "talk with local city about legalities".
You don't want to get hit with a big fine which creates a big set-back for yourself before you ever really get started.

There is not going to be any "pre-foreclosure" homes on the MLS in the sense of the foreclosure process is currently occurring.
On the MLS in Grand Rapids (where I am), homes only pop-up onto the MLS once the bank officially owns them.
If you are defining "pre-foreclosure" as short sales, then those will be on the MLS, but they'll be listed as a short sale.

While I am not doing Direct Mail currently, it amazes me that I still get calls from letters I've sent out literally months upon months ago.

How do you plan on buying/selling (for your flips)? Using agents, or organic marketing?
If you are just planning on using agents, then you really don't need a website.

I obviously do not know all the dynamics of the deal/agreement; however, from what you have posted thus far, I'm in total agreement with Wayne Brooks. I see no reason why this "mentor" needs to be apart of the entity.
And I will just echo what everyone else has already suggested, but definitely talk with an attorney and CPA.
What are you looking to do as an investor? This will answer your question in regards to "I don't know what my website should contain."
For example, if you are wanting to become a wholesaler, then your website should take the "We Buy Houses" approach. Your target market will be motivated sellers, therefore, your content will need to be centered around explaining how you can help with their problems.

Unless you are a licensed agent with access to the MLS yourself, I would say the probabilities of the data you are using leading you down wrong path increase 10-fold.
Lots of information out there, that's not the hard part. The hard part is knowing what information is good, and what is outdated or no longer useful.
If you are not licensed, you really only have two options (assuming you are concerned with data accuracy):
1) Obtain your license.
2) Find an agent and have them run the #'s for you.

Sounds very similar to what is going on around here in Grand Rapids, MI.
You gotta be fast, but not only that, you'll more then likely need to go above the asking price for the MLS houses.
Everyone and their neighbor seems to be reinterested in real estate again!

Are you defining "recent buyers" as cash buyers? If so, a great way to do this is to look through the MLS (if you're an agent) and figure out all the cash purchases. Then take the address of the particular home and research it on the county website.
If the owner address is different than the actual property's address, then odds are, you've found yourself a cash investor.
