@Mindy Jensen While there are only a few buildings still remaining in Centralia, it draws a lot of tourists. I remember the town and pass through there often. On weekends, there are people hiking and riding quads. I even saw a hot dog vendor selling there this summer. I'd like to see them utilize it better to share the history and cater to the tourism.

I would check to ensure the homeowners insurance policy wasn't cancelled for non payment. I agree with @Russell Brazil but that doesn't resolve the problem.

The money billed is what they would have paid if things were set up correctly. There is no penalty or fee so it's mostly an unexpected inconvenience. I would review the budget to see how much money is available and try to negotiate with Wells Fargo. As Russell mentioned, not every loan includes those items. Wells Fargo will hold the money and use it to make more money. I'd prefer to keep the money to pay the taxes and insurance myself.

I would still call the mortgage broker and calmly explain the dilemma due to the broker's error. It may not help resolve anything but it may prevent someone else from having the same experience.

If you contact the County Coroner (died outside a hospital or nursing home) or the Funeral Director they should be able to put you in touch with the next of kin, Executor of the estate, or an Attorney handling their affairs. I would keep some notes of your efforts and safeguard the belongings until you know who is the proper person to take possession of them.

Thanks @Jay Hinrichs. What I am trying to determine is if I have the business address, am I still able to deduct X% of housing costs for the percentage of my house I use for my business. 

I need to use a street address for a dba filing and plan to use a UPS Store mailbox rather than my residence address. Can I still get a home office tax deduction with the business address different from my residence?

@Mark S. I have yet to buy an investment property too. Besides CCU, I have a Santander account that pays $240 yearly for direct deposit and two bill pays monthly. Then I transfer the money to CCU.
