I am an amateur.
It is strange that in texas it appears to be legal to write a trust document, put it in a drawer and then record property in that name.
If a bank account was opened in the trust name, the bank usually asks for at least the first and last page.

The best "further advice" is have the title company involved from the very beginning. You can go in person and meet them even before you have a buyer. You can get a goof faith estimate from several title companies for what you can expect to pay in fees and expenses as the seller.

No sales tax.
From the time they get a signed contract, It usually takes a title company about a month to complete the transaction.

Thanks much for your kind insights. I have had an IRA with Fidelity Investments for probably 35 years and given the controlled environment, it is almost impossible to break a rule. The SDIRA enviroment seems wild and full of pitfalls.
