Yeah, its more of a place to start in the STR/MTR world, rather than a self selection of tenants by occupation.

@John Underwood Yes. I come from a work background that has a definition for duplex, which is not a multiple dwelling; as well as terminology for multiple dwellings that is different than the xy-plex nomenclature used on BP, And in the REI sphere. To avoid conflating my worlds, I don't use the term in that sense.

Purchasing a multi-family in a city with planned large-scale construction going on over the next three years. I have experience doing LTRs, but extremely little in the STR world. Does anyone have experience doing this? How does one market to the transient work market? How to handle security deposits?

I'm tossing around the idea of purchasing some vacant lots, pouring slabs, and then having some sort of pre-constructed home placed on it as a rental.  As I've gathered, the terminology and methods have changed somewhat over the years.  What I am looking for is a structure (not a doublewide trailer) which would be assembled prior to delivery, placed on a prepoured foundation, and then hooked up to utilities with a minimal amount of on-site work needed to be done prior to occupancy.  

Does anyone have experience doing this sort of investment and some insight on the pros/cons? Can anyone direct me to either manufacturers in the Virginia area, or an industry association where I could located manufacturers/dealers?

We are looking for someone to do minor repair work as needed for some property in the Quantico/Dumfries area.  Anyone have any recommendations?
