@Gerardo Hernandez Good for you trying to create something out of nothing. If you can get a good deal on the house, why not rent the whole thing out for 1,800 per month? If your mortgage is say 1,200 and you take out capX and management fees, you should cashflow a little bit at least. You should talk to some local contractors/ subcontractors regarding their pricing. I agree with @Bonnie Griffin Kaake that you might be underestimating the rehab costs. Good electricians and HVAC techs alone will charge you 80/hr. Carpenters 60-75/hr (depending on your area). The whole conversion could easily cost double what you are thinking. And if you are 'touching' different areas of the house, you might have to bring everything up to code (e.g. the stair treads).

Congrats on getting to this point and having a sizable amount of savings. I have to agree with @Account Closed and find your own deal to start if you can. Pull some lists in your area, drive around on the weekends, or just ask around. Get something that needs a little work. Find a trustworthy contractor to help you fix it up or build your own sweat equity into it. Follow the rest of the BRRRR strategy to get the momentum going. Then you can look into turnkey.
