@Bao Nguyen  Do you at least drive by these properties to check out the neighborhood before you request a showing ? Is there a reason why you aren't buying ? Is it because you're afraid or is it because you can't find anything worth buying ?

If you know you're some what abusing the relationship you have with this agent why not make a nice gesture and take him/her to lunch to discuss what the issues are with the properties you're viewing  or give them some type of small stipend for their time and gas. If you feel like this agent needs to be a part of your team then you have to do something to keep them motivated to work with you. I work with a lot of investors but I haven't ran into this issue. I think if you start driving by the properties before you request a showing it will cut down on the amount of showings you request but I'm still interested in knowing why you're not actually buying anything.

If It's called an agency disclosure then it should only be obligatory for that deal but I'm not sure what the laws or real estate regulations are in Australia.

Hi Matt,

I'm an agent that works primarily with investors so I actually love this situation that you're mentioning because it's interesting. Is there any reason why your agent hasn't shown you properties yet ? Is he refusing to show them or discouraging you from viewing certain properties ?

From personal experience I know some investors would rather look through the properties on their own and some would rather their agent only send properties that fit their criteria. I have two clients like this one guy likes to go through the MLS list I send him, drive by the properties first and then we set up a showing for the ones he likes and I have one guy who wants me to filter things and then send them to him. Personally I don't mind either because I enjoy working with investors. I would suggest talking with this agent about your needs and expectations from him.

As far as the FSBO goes that is a hard one because it's really based on your relationship. Everyone should be compensated for their time and effort but if you're dealing with someone who isn't putting much effort into helping you I would probably just give him a few hundred bucks and part ways. I've had clients who ended up buying FSBO or buy from wholesalers and I do the comps for them and they still pay me but I'm pretty sure they paid me based on my effort and time I've put into helping them with other deals.

@Christina R. 

This is very interesting. Have you spoken to the seller at all ? If so is he saying that the agent is representing him ? I would probably present the offer to the seller to start and if the seller then directs you to the agent with the offer go from there based on the sellers instructions. 

I also find it interesting that you disclose your licensure on your mail outs. I was having a hard time figuring out whether or not to do this. I didn't want to scare people off with the letter but I would disclose once they actually contact me.

I own my own home free and clear. I do plan on renting it out when me and my family move into a bigger home next year but I never plan on selling it. At least not anytime soon.
