Everything in JT is on septic so be sure to check that. Location is huge and it is getting more saturated with STR but keep lot size in mind. Some of the lots have been subdivided many times. Most were originally 5 acres.

For the next deal, you must get an SIP signed (seller to remain in place) no matter if it’s 1 day or 30 but if you have that which is where the 20k and 150/day is spelled out, get your attorney in it.

The opposite, usually. For some reason you pay more closing costs on brand new but I still love new as an investment 😃

Depends on the builder, of course. In California, the buyer pays both sides title fees on new builds.

Specialists can definitely be primadonnas, I’ve seen it from every trade but on my 4th try, I finally found a hungry, reasonable plumber. Keep searching!! I like Yelp, bigger pockets, and word of mouth but we met our painter at Home Depot and he’s amazing.

Not if you are structured properly. In California for my s Corp, the deductions for new vehicles are amazing. I love my used Audi q3 with no payment but those deductions are tempting!
