@Drew Clayton I use my heloc for flips and that works out just perfect. Post covid-I’m hoping to get a 2nd one on my primary residence.

If I was investing long term, I’d get the max cash out REfi available and put that down on long term rentals and not use my heloc unless you want to brrr it and refi the investment post rehab anyway and pay the heloc back

Definitely not! I don’t want a team to find deals. Just a wholesaler to feed me deals.

Watch YouTube videos on deal machine or a guy called Ben buys houses. No course needed. Get out there!! You’ll be great! I’m training my friend to be my wholesaler from YouTube alone.

I didn’t read all the comments but if no one has said it, get yourself a virtual bookkeeper. Mine charges $150 per month and gas made life easy peasy. For more involved scenarios, maybe 300-400 per month but worth every penny!

I don’t think your tenant can take payments without you becoming aware of a Lein but double check. A new roof is still cheaper than solar. I’d let a great tenant do it, personally. Especially if your roof is less than 15 years old. If older roof, is swap roof prior to solar install for sure.

If your state has Kaiser, that’s usually the cheapest. Great for major medical but large deductibles. I’m 37 and my husband is 32 and we pay $650 per month. It’s a better deductible now that I get it thru my local realtor board marketplace. 3k vs 6k

Not sure what we will do in the next 10 years

@Drew Clayton sorry, I just RE-read and saw where you said you found credit unions doing them-go for it if short term investment. I hate paying interest when I don’t need the cash to work for me

Most banks aren’t doing helocs during covid FYI! You can usually get a much larger amount with a cash out refi. Helocs are usually 225-275k
