Hello everyone! I'm researching the possibility of purchasing a lot and hiring a builder to construct a single-family home. I've come across many builders and developers that construct in community settings but not on private lots. Any advice on how to accomplish this?

What do you all feel about purchasing property with a pool? Is it worth the maintenance and all the extra costs? I'm in the process of purchasing my first property and initially it will be my primary residence. I plan to later rent it out or rehab and sell. Because of this, I'm not sure if filtering my search to pool homes is worth it in the long run. I've begun to wonder if my initial dislike towards properties with CDD & HOA fees would actually be a good idea considering they have community pools. What do you feel about purchasing property with CDD & HOA fees? Is it easy to re-sell or do you think people try and steer clear from purchasing homes with CDD & HOA? What are your thoughts on both?

Thank you @Jay J. I've actually been listening to the podcast these past 2 weeks and love it! I've also downloaded the book and have began reading that as well. I will get hot on step number 1. Guess I did it backwards lol. Thanks for the reply!

Hello everyone! I am an active duty military member new to the Jacksonville, FL area. I am very interested in getting my feet wet in the real estate business and wanted to get some advice from any and everyone willing to give it. What books do you suggest reading, looking back what would you have done differently starting out, and what do you suggest doing in order to be knowledgeable and successful in this field? Thanks!
