I found a lender that can fund deals in North Dakota if anyone ever needs it.

I work for a hard money lender and I believe we are able to lend to non-US citizens. You just need to bring a higher down payment, but it is possible. Let me know if you need help with this to start coming up with a strategy.

DSCR loans are a possibility. We could also use the equity in your home to go towards the apartment.

I'd probably just ask your hard money lender. I don't see why they can't get that in writing for you.

Yea, maybe use the $15,000 to do a flip. If you need hard money, let me know. It would probably have to be on a property over $100,000 though, so you would probably need to save more for 20-30% down payment.
