Hi friends! I have a rental house that I purchased with cash, rehabbed, and have an excellent tenant approved and ready to move in on 4/1/2016 (at $700.00 / month) I'm looking to BRRRR. Anyone know of a lender that will go 75% LTV for non OO here in indy?

So if it's the address I'm thinking it is, I performed a crime search from the City of Indy.  Also, here's a link to the Springdale Neighborhood Association's website.  http://www.homesindianapolis.org/   Maybe this is helpful?

I just posted a reply in different forum detailing this a little better. But your best answer is MyPetPeed.com. It works! A garden sprayer and a few minutes to dry. It may take a couple coats.....check it out!

Hi! Finally a question that I have some expertise with! :) pet odor! I am a learning novice in REI, however, my other work with the BOD of a local dog rescue and my many rescued companions makes my experience in this area valuable! There's a product called MyPetPeed. And it Works! You might have to apply it to the floor a couple times but it's easy, dries quickly, and amazingly effective! When I had a large floor area to cover I poured it into a garden pump sprayer and in a c couple minutes the job was done! Wait for it to dry and apply a second coat if needed. You can buy it from MyPetPeed.com. You'll be so glad you did!

Hi all! Here's the dream: buy 10 - 30 acres near / around Chattanooga with the intention of placing tiny houses or small cabins to rent out to adrenaline junkies. Chattanooga has been rated number one city for adrenaline junkies by Outside magazine two years in a row! I would like to have a place for my partner and I to live visit until I give up my 9-5 . Looking for a realtor or investor familiar with the area who could help us find a piece of land that would allow less restrictions. Thoughts? Ideas?tips? Thank you all for your suggestions! I have three rentals now in Indianapolis, all producing positive cash flow.
