99 bucks a month, is this legit? Anyone use them before?

Any better alternatives?

What are you trying to do on that website? Meet other investors? If so I would recommend local meetups and meeting folks from BP forums who are local.
Quote from @Zeliang Zheng:

Does anyone know any networking event for real estate investor in DC area?

I would check on meetup.com and Facebook groups. That's how I found local events in my area of Dallas.

Hello. I’m remodeling a house for rental and I’m debating if replace all carpet for hardwood floor, even on rooms and closets. My concern is if it is a good idea to get rid off carpet, will it be appealing for renters in Texas. The house is built in 2001 and has a pool as well.

When I bought my primary I have a dog and he would destroy the carpet. I switched to laminate vinyl plank and it can take a beating. My dog runs around and my kids spill stuff all the time and it makes cleanup so much easier. Also easy to sweep and mop. I have removed the carpet in my primary and 2 rental houses and it makes it so much easier to manage. I highly recommend. I buy Mohawk brand and it's really good quality. It was recommend by a contractor and he installs this for homes and even in commercial locations such as malls.

Good morning all,

I just had a quick question. How are you guys selecting your contractors and materials to do a rehab. Are you utilizing multiple contractors or one General Contractor? As for materials and the such, are you using an interior designer or using the interior of comps in the area?
I ask these questions because I’ve done the analysis on properties and now I’m just trying to execute!

Thank you!

I have used a GC which was much easier for me to manage one guy then multiple. As for designs I went on Amazon and bought most of the items. Much cheaper than Home Depot. I only used Home Depot for stuff you can't buy on Amazon. I also used Floor and Decor which is very affordable. I would look at comps in the area and slightly go above what they have to stand out. It also depends on your exit strategy. Are you doing a BRRRR or Flip? Flip I was told to go with higher end stuff to get the most out of the sale. BRRRR you can keep it more economical. Best of luck to you!

Hello @Ashley Undercuffler I'm part of a DFW Investors group on groupme I can invite you. Someone in the group has literally just asked the same question about 30 mins ago. Small world.

Quote from @Patrick Snyder:

I usually do. Sometimes I'll paint the interior a different color as well. While it does add extra time and cost, I think it's worth it to have a more finished looking project

I agree with @Patrick Snyder. I have done this on one of my rentals and my primary homes and it's like a 180. I highly recommend doing outside and inside. I have pics I can share as well.

Quote from @Chris Marette:

Hi Everyone,

I own about a dozen properties in Texas and I am trying to get some cash out. Unfortunately, it seems like the state of Texas forbids HELOC's on investment properties and I am reluctant to do a cash out refi (or sell the properties) as my current hard money rates on these properties are between 4.5%-6%. Am I SOL or has anyone find a loophole or different product that will allow for this type of scenario?

Looking forward to any suggestions or tips.

Thanks

Hey @Chris Marette I just got done working with a local lender that may be able to help you. I'll DM you with details. Congratulations on the dozen doors!

Quote from @AJ P.:

Hey everyone, I’m getting new garage doors and windows on my duplex property. They’re both going to be a plain white. I wanted to refresh the paint on the front doors and shutters as well. Does anyone have a color suggestions? I was thinking about staying with a similar red or changing it up with a navy. Thank you!

I like the chocolate color at the moment. I used that color scheme on my recent BRRRR and notice that color scheme on new build homes they are building in my  area. I can share pics as well if you like? DM me for details.
Quote from @Mark Koontz:

I am currently under contract on a primary residence that is in disrepair. Due to the closing deadline/home condition, I am looking to use a private lender for the purchase instead of conventional from the start. The private lender wants to be repaid in ~3 months. That would give me enough time to repair the house to meet conventional standards and force equity for the cash out LTV %. I know Fannie/Freddie changed the guidelines for a cash-out refi to 12 months, but I'm seeing something called a no cash-out refi/limited cash-out refi. If the only cash being pulled out of the house is to pay off the first lien (private lender), is there still a seasoning period? Rehab will be paid with my cash.

Also I have the option of recording a lien, or not recording a lien for the private lender. Not sure which would be better.

PP: 400K

Rehab: 50K

ARV: 600K

Here is where I'm seeing the information -

@Mark Koontz I'm currently doing a 2 step loan at the moment and can share details on the whole process. No seasoning period. DM me for details.
